In the unfortunate event of a tenancy being breached, our team specialise in legal administration, clear out and refurbishment.   Our lettings agents take care of all your necessary inventory administration. A full photo-inventory, a documented written inventory, utility set up, deposit protection, and tenancy documentation that covers all legalities.

  
  
• Landlords Gas Safety Certificates
  

  Annual Gas Safety Certificates provided by our own qualified contractor. We monitor due dates and action the tests in a timely manner.

  
  
• Energy Performance Certificates (EPC)
  

  A one-off legal requirement of all properties to be advertised, performed by our own qualified contractor.

  
  
• Tenant Eviction Service
  

  Whilst every step is taken to manage a smooth tenancy with communication and quarterly inspections, when the tenancy agreement has been breached beyond acceptable terms, then this final step is necessary. We can offer simplified advice and help you transition through court papers to bailiffs. We have a great working relationship with a local solicitors.

  
  
• Electrical Certificates
  

  Not a legal requirement, but considered best practice for all rental properties. A certified contractor of ours can complete a one-off safety check certification to keep for your records and aid insurance purposes.
